A pesquisa aborda o processo de criação de um modelo HBIM visando auxiliar na gestão da operação e da manutenção (O&M) de bens culturais, acessível ao público, unindo a pesquisa teórica com a aplicação de métodos experimentais. A Tese está estruturada em uma revisão da literatura e recursos documentais, na análise aprofundada de um caso de estudo, com a execução do procedimento de modelagem HBIM, e na validação do uso desse modelo na gestão O&M do objeto do estudo. A pesquisa envolveu uma pesquisa bibliográfica dos referenciais teóricos do tema em questão, com revisão da literatura (RL), para avaliar a sua pertinência. O caso de estudo foi o museu Solar da Marquesa de Santos, localizado na cidade de São Paulo, datado do século XVIII, cuja arquitetura incorpora diversos sistemas construtivos. O processo utilizou três tipos de softwares, o de modelagem BIM, o visualizador de arquivos BIM e planilha eletrônica. A equipe gestora do bem cultural confirmou a eficácia do modelo HBIM na gestão O&M, ao testar a aplicabilidade, usando dispositivos móveis. A elaboração do modelo HBIM do Solar permitiu adquirir conhecimento de vários métodos de modelagem de estruturas irregulares e desenvolver um método auxiliar na gestão O&M desses bens. Embora o objetivo tenha sido atingido, algumas questões trouxeram reflexão, incluindo os desafios de modelagem de elementos irregulares, problemas de interoperabilidade (interpretação de dados), e a constatação de que o modelo HBIM não comporta simultaneamente a representação digital precisa do bem cultural (como, por exemplo, paredes esconsas) com informações a ele incorporadas.

The research addresses the process of creating an HBIM (Historic Building Information Modeling) model aimed at assisting in the operational and maintenance management (O&M) of cultural assets, accessible to the public, combining theoretical research with the application of experimental methods. The thesis is structured with a literature review and documentary resources, an in-depth analysis of a case study involving the execution of the HBIM modeling procedure, and the validation of the model's use in the management O&M of the study object. The research involved a bibliographic search of theoretical references on the subject, including a literature review (LR) to assess its relevance. The case study focused on the Solar da Marquesa de Santos Museum, located in São Paulo, dating back to the 18th century, whose architecture incorporates various construction systems. The process utilized three types of software: BIM modeling, BIM file viewer, and spreadsheet software. The cultural asset management team confirmed the effectiveness of the HBIM model in the management O&M, testing its applicability using mobile devices. The development of the HBIM model for the Solar allowed acquiring knowledge of various methods for modeling irregular structures and developing a method to assist in the management O&M of these assets. Although the objective was achieved, some issues prompted reflection, including challenges in modeling irregular elements, interoperability problems (data interpretation), and the realization that the HBIM model does not simultaneously accommodate the precise digital representation of the cultural asset (such as, for example, inclined walls) with incorporated information.
