Esta dissertação estuda os problemas de manutenção, operação e a tecnologia da construção em hotéis de grande porte construídos na cidade de São Paulo nos últimos 30 anos, através de entrevistas e depoimentos de gerentes de manutenção e engenharia. Estas entrevistas foram feitas sempre percorrendo-se as instalações dos hotéis selecionados previamente. Todos os dados coletados foram analisados e foram identificadas as principais e mais importantes modificações ocorridas nestes hotéis, e como elas foram sendo resolvidas. Verificou-se que, muitas vezes, problemas de projeto, por desconhecimento destes assuntos por parte dos arquitetos, levaram a soluções inadequadas, que causaram transtornos na operação hoteleira. A dissertação faz também um apanhado histórico dos hotéis de São Paulo e aponta novas tecnologias utilizadas na construção hoteleira. A intenção é levantar dados importantes sobre manutenção e operação hoteleira, e identificar precisamente os elementos causadores de problemas com base no registro de fatos reais.

This dissertatioon studies the problems of maintenance, operation and technology in the construction of high-rise hotels, through the analysis of interviews with and testimony given by maintenance and engineering managers of high-rise hotels previously selected. In this analysis, we verified that the maintenance and operational problems found were mostly unknown to the architects, leading to inappropriate solutions in the project that have caused problems in the hotel operations and even more maintenance problems than the usual. This paper also reviews the hotels of São Paulo from a historical viewpoint so as to show the evolution occurred on this architecture segment and points out new technology used in the hotel construction, which may contribute to improve the operational system. The intention here is to raise important data about hotel maintenance and operations and, based on the registry of actual facts, accurately identify the causes of the problems thereof.
