A lei 13.465/17 trouxe importantes inovações à temática do uso e ocupação do solo. O secular instituto da propriedade edilícia foi alterado para acomodar no conceito de unidade autônoma o terreno não-edificado. Surgiu, assim, uma figura híbrida que carrega características do condomínio edilício (modo de ser do direito de propriedade) e do loteamento (procedimento para a expansão horizontal das cidades). O instituto jurídico novel dada sua natureza dúplice exige disciplina jurídica combinada e traz impactos urbanísticos significativos para as cidades.

Abstract in English
Federal Law 13.465/17 brought significant changes concerning land use and zoning regulations. The centenary concept of condominium was altered in order to allow that unbuilt areas could fit under the concept of condominium units. Those changes have henceforth created a hybrid figure that combines both the characteristics of a condominium and the regular process of urban allotment. The new legal institute thus created requires given its twofold nature integrated legal treatment and brings meaningful impacts to urbanisms and life in urban areas.
