Essa pesquisa tem por objeto de estudo o Turismo e a hotelaria no Centro de São Paulo nos últimos vinte anos. As transformações do setor neste período são examinadas à luz de aspectos da deterioração urbana da região central, da natureza das iniciativas de sua requalificação, do desenvolvimento de novos instrumentos de planejamento turístico, e de recentes exemplares da arquitetura hoteleira. Além de dados divulgados por órgãos federais e pela municipalidade paulistana para o turismo e hotelaria, foram levantadas informações específicas em pesquisa de campo realizada em 62 hotéis do Centro de São Paulo, nos distritos Sé e República. O trabalho foi desenvolvido com o objetivo de elucidar a importância da parceria entre Estado e iniciativa privada no direcionamento de atividades do turismo e da requalificação de espaços da cidade, a organização de novos modelos da hotelaria (a lógica de seus programas arquitetônicos) e os reflexos dos instrumentos de gestão urbanística para esses hotéis da região central de São Paulo.

This thesis will study tourism and the hotel business in Downtown São Paulo during the last twenty years. The transformation of this economic sector is analyzed taking into consideration the degradation of the city center, the nature of the initiatives for its renewal, the development of new mechanisms of tourist planning and recent trends of hotel architectue. In addition to statistics provided by federal and city governments, specific data was gathered in a fieldwork study of 62 hotels in São Paulo's central region, Sé and República districts. This work aims to clarify the importance of the partnership of both public and private sectors to direct tourist initiatives and city restoration, the creation of new hotel architectural templates (the logic of its functions) and consequences of urban management mechanisms for hotels in Downtown São Paulo.
