São Paulo é uma cidade que, desde a segunda metade do Século XIX tem sido alvo de uma coleção de leis, decretos, decretos-lei e atos de cunho urbanístico, tentando regular e "ordenar" seu crescimento, provocando alterações nas formas urbanas, quer seja pela obediência aos seus dipositivos ou não. A medida que o seu parque industrial ia se ampliando e os "problemas" decorrentes, tais como, adensamento, congestionamento e aumento da população operária, iam se agravando, os instrumentos urbanísticos também iam se avolumando e entre eles a legislação. Esse processo se acelerou mais rapidamente a partir de 1950, chegando ao seu apogeu no final dos anos 60 e nada mais coerente que nesse momento fossem formulados instrumentos urbanísticos pretensamente mais elaborados e eficazes, o que correspondeu para legislação, no zoneamento. Como, tanto os estratos mais influentes da sociedade como o mercado imobiliário que os atende tentam obedecer essa legislação visando ter garantias no que tange aos seus direitos de propriedade e de consumidor, a legislação de parcelamento, uso e ocupação do solo acabou por provocar uma série de alterações nas formas urbanas. A identificação destes modelos urbanísticos da legislação vigente entre 1972 e 1992 e destas alterações das formas urbanas decorrentes, observadas dentro do contexto em que ocorreram, consiste no objetivo da dissertação.

São Paulo is a city that since the end of century XIX has been object of a collection of laws, decrees, law by decrees and acts of urbanistics die, trying to adjust and "arrange" its growth, changing the urban forms, either being by the obedience of their clauses or not. As while its industrial parks were developing and the decurrent "problems" as densification, congestemente and increase labors population also aggrieving, the urbanistics instruments were also increasing and, between then, the legislation. This process speed up after 1950, meeting its apogee at the end of the 60's. So, there was nothing more logical, that in this moment could be formulated urbanistics instruments supposed to be more organized and efficients, corresponding to legislation on zoning. As the society's most influence extracts and the property's market that attends them, try to obey this legislation in order to have warrant on their consumer's and porperty's rights, the urban land's parcel, use and occupation legislation promoted many changes on urban forms. the identification of these urbanistics patterns on the legislation between 1972 an 1992, and these changes of the current urban forms, watched in the context that ocurred, are the dissertations's object.
