Este trabalho faz uma análise crítica dos critérios contábeis adotados no Brasil de arrendamento mercantil ("leasing"), discutindo as inconsistências existentes nas informações que são obtidas dos demonstrativos financeiros que são exigidos pela legislação vigente. São analisados os fundamentos da Contabilidade com o objetivo de dar suporte ao desenvolvimento de um modelo mais adequado ao processo de decisão dos usuários a respeito deste tipo de empresa. Com base nestes fundamentos é discutida a aderência ou não dos vários critérios que foram adotados ao longo dos anos para as operações de "leasing" pela legislação brasileira. A legislação norte-americana, que se apresenta como uma das mais ricas na tentativa de definição de critérios a serem adotados para este tipo de empresa, é também analisada em detalhes. Finalmente é proposto um novo modelo de avaliação e decisão para este tipo de empresa, adotando critérios contábeis e gerenciais mais adequados à essência da operação e que possibilitam a obtenção de informações para a avaliação de resultados de produtos e unidades administrativas, e ainda a avaliação do desempenho dos gestores das áreas de responsabilidade definidas. Todos os conceitos e critérios adotados no modelo são discutidos na sua apresentação.

Leasing contracts have been a matter of discussion about their accounting for years, as for leasing companies (lessors) as well as usufructary companies (lessees). Brazilian criteria lead to inedequate information for evaluating contracts results in both kinds of companies, because they consider the juridical form instead of the business essence. The purpose of this essay is to analyse critically the criteria applied to these contracts in Brazil, discussing the inconsistency in information obtained from reports required by the legislation, and suggesting a new modelo f business result presentation. The suggested model applies to leasing companies only, aiming to helping managers with more relevant information in what effectiveness are concerned. Accepting more adequate criteria of evaluating assets and results, adherent to the essence of business, allows managers to get better quality information, more useful and relevant to analyse the events of the company and to make decisions. Its also possible to get information to evaluate the performance of managers or administrative units. The model suggests the separation of the result of decisions that were made in the current perios from the results of decisions made in previous periods, allowing to evaluate managers performance in each analysed period. The purpose of the model is to attend internal necessities of leasing companies, and so, adequate accounting and managerial criteria concepts are used. There is no concern with external users of information, although its possible for them to use this information as long as they have enough knowledge to understand. The model doesnt concern to legislation though its possible to match its information with the legal ones.
