Os relatos de manifestações patológicas no sistema construtivo de parede de concreto moldado in loco são recorrentes e de longa data. Fissuras, exposição de armaduras, problemas de interface entre o revestimento, ingresso de água, agentes agressivos, entre outros, são problemas corriqueiros e causam diminuição da durabilidade. A crescente massificação das construções executadas neste sistema construtivo, dentro de habitação de interesse social, vem intensificando a importância do conhecimento e proposição de soluções para tais problemas. O presente projeto de pesquisa objetiva estabelecer a relação entre as manifestações patológicas encontradas em estruturas de paredes de concreto em conjuntos habitacionais de baixa renda com as características dos materiais empregados na construção e, ao mesmo tempo, com aspectos de gestão de projetos e de obra, viabilizando o rastreamento de possíveis erros de projeto, de execução ou de manutenção. A investigação das causas patológicas ocorreu em obras, localizadas no interior do estado de São Paulo, por meio de estudos de caso. Efetuaramse vistorias em campo, obtenção de dados técnicos e históricos e coletas de amostras para análises laboratoriais. Em seguida, utilizando os resultados e as evidências coletadas nos estudos de caso, um diagnóstico foi criado, no qual estabelece relações de causa e efeito para as ocorrências de manifestações patológicas. Por fim, analisando as causas dessas relações junto à tecnologia construtiva, à gestão da produção, ao controle dos materiais e suas dosagens, foram criadas sugestões de orientações a serem seguidas em diversos momentos do ciclo construtivo visando a melhoria da qualidade das habitações.

The reports of pathological manifestations in the constructive system of cast concrete structural wall are recurrent and long standing. Cracks, exposure of reinforcement, problems with the interface between cladding, water ingress, aggressive agents, among others, are common problems and cause reduced durability. The growing massification of the constructions carried out in this constructive system, mainly social housing, has been intensifying the importance of knowledge and proposing solutions to such problems. The present research project aims to establish the relationship between the pathological manifestations found in concrete wall structures in low-income housing units with the characteristics of the materials used in the construction and, at the same time, with aspects of project and construction management, enabling tracking possible errors or problems in design, execution or maintenance. The investigation of pathological causes occurred in construction sites located in the interior of São Paulo state through case studies. Field surveys were carried out, technical and historical data were obtained, and samples were collected for laboratory analysis. Then, using the results and evidence collected in the case studies, a diagnosis was created, which establishes cause and effect relationships for the occurrences of pathological manifestations. Finally, analyzing the causes of these relationships with construction technology, production management, control of materials and their dosages, suggestions for guidelines were created to be followed at different times in the construction cycle, aiming at improving the housing quality.
