O objetivo desse trabalho é investigar o processo que culminou na padronização espacial de edifícios de apartamentos. O recorte cronológico da pesquisa se estende entre os anos 1910 e 1980 e se reporta a cidade de São Paulo. Em seus empreendimentos, os incorporadores imobiliários da cidade utilizaram vagamente idéias difundidas pela Arquitetura Moderna, vulgarizando alguns de seus conceitos. O resultado são projetos com edifícios-tipo e pavimentos-tipo, que ignoram aspectos fundamentais, como a sua localização e as formas de implantação, o público consumidor e suas necessidades espaciais e sociais, etc. Sua concepção, portanto, visou atender mais aos interesses de quem as produz e vende do que aos daqueles que iriam habitá-Ias. A pesquisa se apoiou em dois grandes temas para o estudo dos edifícios: as formas de atuação da incorporação imobiliária e o projeto arquitetônico resultante.

The aim of this study is to investigate the process that culminated in the spatial standardization of apartment buildings. The research considers the period between the years 1910 and 1980 and refers to the city of São Paulo. In their projects, city's real estate developers have vaguely used ideas disseminated by Modern Architecture, banalizing some of its concepts. The result are designs with typified buildings and floar plans, that ignore fundamental aspects such as its location and form of deployment, consumers and their spatial and social needs etc. Their conception, therefore, attends to the benefits of producers and sellers rather than those of dwellers. The research had two main themes as support for the study of the building: the forms of action in real estate market and the resultant architectural design.
