O objetivo principal desta dissertação é a investigação dos fatores que contribuíram para a formação da atual configuração urbana da zona Norte do Município de São Paulo, especialmente nos distritos de Santana, Tucuruvi, Vila Maria e Vila Guilherme, destacando a produção de uma centralidade em diferentes momentos de sua história. A escolha da área de estudo justifica-se por estar ainda em processo de transformação e possuir características que permitam a abordagem da questão da formação das novas áreas de centralidade em São Paulo, assunto ainda pouco explorado no meio acadêmico, formadas a partir de grandes empreendimentos imobiliários do setor terciário. A pesquisa trabalhou com a hipótese de que um mega-empreendimento imobiliário (o Complexo Center Norte) não foi o único responsável por todas as mudanças ocorridas no espaço urbano da região, ao contrário do que é comumente afirmado. O método de trabalho adotado baseou-se no estudo da estruturação da área e na análise de dados e informações, provenientes de estudos e planos urbanísticos realizados no período entre 1940 e 2006, considerando os aspectos físico-territoriais e socioeconômicos da região, além da análise do desenvolvimento dos elementos ligados à centralidade.

The main objective of this dissertation is the investigation of the factors that had contributed for the formation of the current urban configuration of the North Region of the City of São Paulo, especially the districts of Santana, Tucuruvi, Vila Maria and Vila Guilherme, addressing the production of an urban centrality at different moments of its history. The choice of the case-study area is justified as it is still in a transformation process and having characteristics to allow the research of the production of new urban centrality areas in São Paulo, subject still little explored in the academic field, formed by great real estate enterprises of the tertiary sector. The research worked with the hypothesis that one big real estate enterprise (Complexo Center Norte) was not the only responsible for the changes that occurred in the region urban space, in opposition to the common sense. The work method adopted was based on the study of the area production and on the analysis of data and information, gathered from studies and urban plans in the period between 1940 and 2006, considering the physical and socio-economical aspects of the region, beyond the analysis of the development of the elements of centrality.
